Percival Landing Area Housing Market Study
Real Vision Research Inc.
Purpose: To determine the size and depth of the market for housing in the Percival Landing Housing Study Area.

The analysis determined that 80 to 120 conventionally financed housing units per year could e marketed if located on high amenity blocks (adjacent or very close to Percival Landing and Heritage Park.)

Percival Landing Area Housing Study
Pyatok Associates, Leland Consulting Group
Purpose: To examine the potential and feasibility of housing adjacent to parks and Percival Landing (as identified at the conclusion of the Waterfront Park and Housing Charrette).

The downtown area was analyzed for possible siting of new housing. Several prototypes were designed on the most viable, high amenity sites (as recommended by the 1999 charrette) and a pro forma completed for them to determine feasibility. Development regulations and zoning were examined for possible amendment action (to allow a feasible building envelope), and recommendations made for other City action (including incentives) that would attract the downtown housing density the City plans identify).
