Percival Landing Area Housing Study
Pyatok Associates, Leland Consulting Group
Purpose: To examine the potential
and feasibility of housing adjacent to
parks and Percival Landing (as
identified at the conclusion of the
Waterfront Park and Housing
Charrette).
The downtown
area was analyzed for possible siting
of new housing. Several prototypes
were designed on the most viable,
high amenity sites (as
recommended by the 1999 charrette)
and a pro forma completed for them
to determine feasibility.
Development regulations and zoning
were examined for possible
amendment action (to allow a
feasible building envelope), and
recommendations made for other
City action (including incentives) that
would attract the downtown housing
density the City plans identify).
